MHP Adds Bethany House to Affordable Housing Portfolio, Preserves 250 Senior Apartments in Rockville, MD
Silver Spring, MD (July 31, 2025) – Nonprofit developer Montgomery Housing Partnership (MHP) today announced that through an affiliate, it has acquired Bethany House apartment building, preserving 250 affordable homes for seniors near the Twinbrook Metro station in Rockville, MD.
The project will allow low-income seniors to age in place in their community, near transit connections, shops, recreational amenities, healthcare providers, and more. It fulfills MHP’s mission-driven goal to prevent resident displacement and preserve existing affordable housing for the long term rather than losing it to market-rate housing.
MHP can secure the property’s deep affordability thanks to the support of funding partners including the Montgomery County Department of Housing and Community Affairs Nonprofit Preservation Fund. This acquisition provides stable housing for low-income seniors who could otherwise face displacement. The affordability structure requires 152 units reserved for residents making 60% of Area Median Income (AMI) or less, 50 units reserved for 50% of AMI or less, and 25 units at the MPDU level, which is 30% of AMI or less. MHP will also abide by the County’s Voluntary Rent Guidelines for all units, another method of preserving affordability.

This is MHP’s third property in Rockville, MD and it increases the nonprofit developer’s portfolio to more than 3,250 apartment homes, serving more than 5,500 residents throughout Montgomery County, Prince George’s County, and Washington, D.C. This year, MHP broke ground on The Chimes at North Bethesda, completed construction of The Residences at Forest Glen, held a ribbon cutting for the Gardens of Gaithersburg and is completing transformative renovations at Unity Place in Southeast D.C.
